Storage in a HMO bedroom is everything and we're going to help you understand how to get the most out of yours.
When someones whole 'house' is their room, storage for this, that (and all the tat) is needed! Even in the smaller rooms there's plenty of ways to increase the amount of storage available. With studies showing that a clutter-free and organised space brings mental clarity and ... providing these facilities for your tenant is being a caring and Modern Landlord.
Take a look at these 5 ways to get more storage in your HMO bedrooms.
1. Under the bed
Bed storage is genius if you ask us, hidden away out of sight, it's the type of storage we love as it's space that's usually wasted! Perfect to store bulky suitcases, extra bedding and all the additional clothes that won't fit in the wardrobe.
Ottomans and open divans are the perfect type of bed for a HMO but we won't go into loads of detail about the types of storage beds you could go for as we have a whole post dedicated to them already! Check it out here.
2. Built-ins
If you have healthy room sizes then the 'cheats' built in wardrobe is a great way to give more storage to your tenants. A cheats wardrobe is stud wall with a standard door, super cost effective as part of a bigger refurb.
One of the great things about a built in wardrobe, unlike standalone wardrobes that may get damaged over time and need replacing, is once you've paid for the install there will be no further costs. A built in wardrobe also looks more considered, high end and this type of cheats built in wardrobe can be likened to a walk in wardrobe - fancy!
3. Hooks
A simple hook can go a long way! The best way to decide where hooks are to be ideally placed is to walk yourself through the room, imagining you're living in it yourself. As a minimum we like to include hooks by the bedroom door for coats and other jackets as well as in the bathroom for towels and dressing gowns.
It's amazing how un-cluttered your space will become with a few hooks provided! Pssst we recommend that you install these as part of your refurb to avoid tenants badly DIY-ing themselves.
4. Furniture choices
Maximising storage in every piece of furniture is a simple way to provide more storage for your tenants. Bedside tables are a great example. Yes, you could go for that sleek, minimal design that looks gorgeous, but you're not giving the most to your tenants with that choice. Go for equally beautiful bedside tables WITH storage.
Your tenants will definitely appreciate you giving them a place to store their bedside knick-knacks which isn't just the bedroom floor!
5. Shelves
Adding shelves to nooks and around desks may seem like additional work you don't need to fork out for, but to really up your storage game and allow your tenants to express their own style without damaging your freshly plastered walls with nails and screws, trust us they're worth the additional cost!
It also makes it a lot easier for you to beautifully stage your property for photos when there's places for art and vases with flowers in to sit!
So, there you go, all storaged-out! In short, the more storage you offer in your property investments the better - for both you and your tenants. From simple solutions such as hooks and shelves, to well thought out furniture pieces, all forms of storage make a real positive difference. With your tenant having this convenience as well as the opportunity to make the space feel homely, they'll want to stay for as long as possible. Hello low void periods!
