Best high-end, high-street dupes

In our own home we may splash the cash on high-end items, but unless you're creating a seriously high-end residential let, you might not want to spend thousands on a dining table for your rental property.


However, you're a Modern Landlord and you still want your property to be super stylish, on trend and blow your competition out the water. We've therefore rounded up a list of some of our favourite high-end, high-street dupes fit for the stars, but on an investors budget.


tml top tip - go stylish on your larger items such as sofas and tables for the most impact.


For the majority of single buy-to-let properties, furniture isn't included so this blog post is aimed mainly at HMO and Serviced Accommodation investments.


Swyft Model 03 Sofa

A modular collection is great as your guests can switch and change to the layout of their choice - whether it be pushing them together for cosy movie nights or making the most of the floor space spreading them apart for a house party. In addition to the versatility, the low profile of a modular sofa gives that high end feel. Swyft have nailed it with their modular sofa, but at £2,585 it's a pricey option. However, Ikea's 'Jattebo' sofa is a fabulous dupe, for half the price at £1,240 for the same number of seats.


Pill Shaped Mirrors

We're seeing curved mirrors as a trend that's here to stay. We recommend using them to open up a landing space, in a bedroom or even above a dining space when mounted horizontally. Luckily there are lots of high-street dupes to those designer, artisans hand applied gold leaf finished mirrors, such as the Danetti Alarik' mirror. Undeniably stunning, but when John Lewis (and even ASDA with a smaller version for £14!) has mirrors that'll achieve an almost identical look, why would you spend more?




Sculptural Side Tables

Side tables are one of those expenses that are totally necessary, but often forgotten. With two needed in every bedroom and in the living room, even in a 3 bedroom service accommodation investment, costs could easily go into the thousands if a more expensive option is chosen.

Designer products can be made out of higher quality materials (but not always) like the one by Olivias below, so this can bump up prices significantly. In this instance, when there's no getting around that price, go for items with similar shapes and colours to mimic that designer look for less.


Dining Table

Perhaps one of the easiest pieces of furniture to wear down and get tatty in a rental property, so you definitely don't want to be splashing out nearly £3k for one. Dusk is our dupe winner for this 'Nest' round table, coming in almost £2,500 cheaper (and in our eyes looking exactly the same)!




Chairs

With the chairs below ranging from £455 - £525, the prices aren't as high as some of the other designer chairs we've come across. For your own home this could even be seen as reasonable for the high quality and stylish look of them. However, furnishing a 5 bed HMO is a different story - even at the lowest priced item, 5 of these would set you back £2,275 - that could pay for your whole decorators quote!
