Among the myriad of decisions to make in renovating an investment property, choosing the right sofas can significantly impact the aesthetic appeal, practicality of your property and overall cost of your project. Whether you're furnishing a BTL city apartment, a student HMO, or a chic SA, selecting the perfect sofas is key to attracting tenants, maximising rental income, and ultimately, securing long-term success in this competitive market.
From stylish and durable designs to budget-friendly options we've given our top suppliers for every budget, come and take a look...
Daals
Daals has gained popularity in recent years and it's clear to see why. Their range of products is vast as well as affordable, especially when it comes to sofa's. But that doesn't mean style is compromised, oh no quite the opposite! Daals offers stylish designs that are different to other online and high street brands and we even think that they're a leading brand for designer dupes.
Take a look at this curved sofa below which costs just £1,300 from Daals - it's a very close match to SOHO HOME's Noelle Modular Curved Sofa which costs over £8,000! We're envisioning a group of friends getting comfy on this sofa in a HMO basement conversion movie room... pass us the popcorn!

Dusk
The (relatively new) go-to supplier for your classic sofa. Our friends at roost have used Dusk in many a scheme and online celebrities highly recommend it too, due to its great price and fantastic quality. Two seater sofas start from as little as £389! We love the fact they have a few different staple designs, but offer a variety of colours, sizes and matching items so you can build out your look however you like.
Pssst... Dusk always seems to have a sale on with additional codes available to get even more money off! So, make sure you don't forget to apply the code at the check out.

IKEA
Ah, the old faithful, Ikea! Simple designs with less of the designer look, but great for an affordable sofa that 'does the job'.
Ikea does follow current trends however, take a look at Ikea's version of the oh so popular modular sofa, the JÄTTEBO series. Starting from £940 for a 2 seater all the way up to £3,400 for a huge 7 seater it's one of the more expensive options but still one of the most affordable on the market. It's worth noting that you can build a sofa as big as you want as each modular piece can be sold seperately too - truly cusomisable. Another bonus, with Ikea being Ikea they've added extra functionality of hidden storage and removable covers something that many options don't provide.

Swyft
Stunning craftsmanship with endless colours and fabrics, Swyft is one of our highly recommended suppliers if you have a healthy furnishings budget. Although Swyft is the most expensive supplier on our list, all their fabrics are stain resistant. Therefore, you could argue that although a higher upfront cost, it may save you money down the line as it won't need to be replaced so frequently.
Due to it's designer look, high quality and hard wearing qualities, Swyft sofas would be an ideal fit for Serviced Accommodation or higher end HMO projects. A 3 seater sofa like the one below will set you back £1,400 (but do sign up to their trade programme for a pretty healthy discount!)
