Far from what Instagram might have you believe, we don't think you need to spend a fortune to achieve a luxury look. As developers, an investment property needs to work hard, so here's our top ways to make your interiors look more expensive, for minimal outlay.
Play with scale
We're not fussy, whether it's a piece of art, mirror, light fitting or furniture piece, going big adds a focal point to the room and makes it feel more designed, going teeny adds detail and thought. This is a trick you will see a lot in magazine interiors...so take a leaf out of their book!
Change up your switches and door handles
Sounds like a minor thing, but when it's something you touch every single day anything over and above a plastic white switch, or a basic B&Q handle is noticed. Plus with an array of budget-friendly options available, there'll be a finish to match your scheme that won't break the bank. It's amazing how much this can change perceptions of quality, and the Knightsbridge switches below start from £8.

Add wall lights
The standard for a UK house is a central ceiling pendant or spots throughout, so something as simple as a wall light can really stand out. Admittedly, it can take a bit of planning to make sure you get them exactly where you want them if you're going back to brick, but it's also super easy to install a new wired fitting if a socket's nearby — and without too much upheaval...so what are you waiting for?!

Extend your window dressing
A curtain that only covers the window is purely functional BUT extend the pole further out from the window edges, take them to the floor and add a sheer layer, BOOM you've got a feature that you'll find in hotels across the globe. Plus this little trick not only adds a luxury feel, but also increases the natural light in your room by not encroaching on the window itself AND creates the illusion of more width and height in the room.
Upgrade your radiators
This can get expensive if you're doing it in every room but if you're working on an HMO, even upgrading the hallway/communal space radiators can help make a great first impression and bring a more considered touch to a property.
We love the Milano Windsor range as it comes in so many sizes and colours and works really well in both modern and traditional settings. Plus Best Heating have trade accounts available for extra discount...alternatively the Aruba is a great value contemporary option!
